Roof repair in Greenacres, FL

About 4.9 percent of Greenacres housing units are mobile homes, and those roofs follow the HUD code, not the Florida Building Code. Everything else in this city's 17,482 housing units falls under the state code. That code sets the line between patching a roof and replacing it.

Storm damage

Where Greenacres roofs fail in storms

Palm Beach County has seen wind more than surge in recent years. An EF-2 tornado during Hurricane Ian in 2022 caused the roof of a house in the county to collapse and injured 2 people. Isaias in 2020 caused minor damage in Florida, with about 3,000 customers losing power, most of them in Palm Beach County.

FEMA field teams call damaged roof covering a primary source of water intrusion. Look first at ridge caps and ridge vents. FEMA found a house whose ceilings collapsed although the only roof damage was lost ridge shingles and vent.

Next, check flashing. The code requires it at wall and roof intersections, changes of slope, and roof openings, so leaks tend to start there. Soffits also fail often in high wind, and water then enters the attic.

Many Greenacres homes are likely to have roofs near or past the end of their service life. The median home here dates to 1987, though that figure describes the houses, not the roofs, so a roof may have been replaced since.

Florida code

Repair or replace: the 25 percent rule

The code caps repairs at 25 percent of a roof or roof section in any 12-month period. Once repairs go beyond that limit, the whole roof section has to be replaced or recovered. The exception applies to a roof that was itself built, repaired or replaced under the 2007 Florida Building Code or later. Then only the repaired part must meet current code, and no city can amend that exception.

Palm Beach County is outside the High Velocity Hurricane Zone, so the stricter Miami-Dade and Broward roofing rules do not apply to Greenacres. The City of Greenacres Building Division decides whether a small repair needs a permit. Ask them before work starts.

Safe steps

What to do after a storm

Stay off the roof. From the ground, take photos of any ceiling stains and any damage you can see. Cover openings only if you can do it safely from inside. The hurricane season spans June 1 to November 30, and activity tends to peak near September 10.

Your insurer must receive notice of a new property claim within 1 year of the loss, while a supplemental claim has 18 months. Your insurer or agent can tell you what your policy covers, so ask them directly. Florida law bars roofers from advising on coverage or offering anything of value for an inspection.

Questions

Roof repair in Greenacres: questions

What is the 25% roof rule in Florida?

If more than 25 percent of a roof section is repaired or replaced in 12 months, the whole section must be replaced or recovered to current code. The exception applies to any roof built, repaired or replaced under the 2007 Florida Building Code or a later edition. In Greenacres, where the median home was built in 1987, many roofs have been redone since then, but you should confirm your roof's history with the Building Division.

Do mobile home roofs in Greenacres follow the same rules?

Mobile homes are 4.9 percent of Greenacres housing units, and they follow the HUD code, not the Florida Building Code. The 25 percent rule and its 2007 code exception are written for buildings under the Florida code. Ask the City of Greenacres Building Division which rules and permit steps apply to your home before any roof work starts.

Does my insurer have to let me inspect an older roof?

When your roof is 15 years or older, the insurer is required to allow an authorized inspector to examine it, paid for by you. If that inspection shows 5 or more years of useful life remaining, the insurer may not decline or non-renew coverage on the basis of age alone. Roof age counts from the date 100 percent of the roof surface was built or replaced. Confirm details with your insurer or agent.

Can a roofer handle my insurance claim?

No. Under Florida Statute 489.147, roofers may not urge a roof claim in advertising, offer anything of value for an inspection or claim, or advise on coverage unless licensed as a public adjuster. Policies written since January 1, 2023 also prohibit assigning post-loss benefits. Talk to your insurer or agent about claims. Greenacres owners are 66.5 percent of occupied homes, so most decisions rest with the homeowner.
