How old are Cloud Lake roofs, and why does it matter?

Cloud Lake was platted in 1935 and incorporated in 1948. Its median home was built in 1954, against 1986 for Palm Beach County. Of the town's housing units, 90.7 percent are single-family detached homes, and none are mobile homes. Every roof here is a site-built house roof.

A 1954 build year describes the house, not the roof. Roofs get replaced, so the age of yours depends on its permit history. That suggests many roofs in town have been redone at least once, and some may be past 15 years. Your permit records, kept by the building office, show when yours was last done.

With 73.1 percent of occupied homes owner-occupied, most of these roofs belong to the people living under them. Owners decide when to inspect. Renters rely on the landlord.

What the 15-year rule and the 4-point form ask of a Cloud Lake roof

Once a roof reaches 15 years, Fla. Stat. 627.7011(5)(c) gives you a right: you may hire an authorized inspector, paying the bill yourself, before the insurer acts on the roof's age. A finding of 5 or more years of useful life left bars refusal or non-renewal for age alone. With 91.9 percent of town homes built before 1980, many owners here may meet this rule. Citizens also asks for documentation of at least five years of remaining life on shingle roofs older than 25 years. Hard roofs such as tile or metal use a 50-year line.

What an inspector looks at, and good times to order one

An inspector looks at the damage items on the insurer's list: cracking, curling, granule loss, exposed felt, loose or missing tabs or tiles, soft decking and signs of leaks in the attic. The report is accompanied by photographs of every roof slope.

  • Buying a home: the 4-point form and roof section may be needed for coverage on a house this old.
  • Selling: a current report gives a buyer the roof's age and remaining life in writing.
  • After an insurer letter about roof age: order the inspection the 15-year rule lets you have.
  • After a storm: Palm Beach County has seen Matthew in 2016 and Irma in 2017, so check for lifted or missing pieces.

Wind mitigation is separate. The current form, OIR-B1-1802 (Rev. 04/26), stays valid for up to five years unless the structure changes. It also records attic items you cannot see, such as roof-deck attachment and roof-to-wall connections.

Does my Cloud Lake roof need an inspection if it is over 15 years old?

Who counts as an authorized inspector in Florida?

Your insurer has to accept the inspector, and the person must fit the statute's list. That includes a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer, or an architect. Other people may also be accepted by the insurer as qualified. Confirm with your insurer before you hire, because the acceptance comes from them.
