Roof repair in Belle Glade, FL

Belle Glade sits on the southeastern shore of Lake Okeechobee, and the 1928 hurricane of Sept 16 is part of its record. Roofs here take wind and tornado risk, not only rain. Most repairs come down to flashing, vents and lost shingles, and the 25% rule decides when a repair turns into a replacement.

Storms that have reached Belle Glade and where roofs fail

During Hurricane Milton on Oct 9, 2024, a tornado was observed about 6 miles east-northeast of Belle Glade. Tornado wind lifts edges first. Missing shingles along the eaves and ridge are the usual starting point for leaks.

Ridge vents deserve a close look. FEMA notes that losing them can open large holes in the roof deck, and in its example house ceilings collapsed though the only roof damage was lost ridge shingles and vent. Soffits have also done poorly in hurricanes.

Leaks also follow flashing: wall and roof joints, changes of slope, vent pipes and other roof openings. Palm Beach County had an EF-2 tornado during Hurricane Ian that collapsed a house roof and injured 2 people, so a roof that looks only slightly lifted still deserves a proper check.

Repair or replace

Repair or replace: the 25% rule on older homes

In any 12-month period, Florida caps patchwork at 25 percent of a roof or roof section. Once repairs go beyond that share, the entire roof or section has to be redone. The only exception covers a roof that was built, repaired or replaced under the 2007 Florida Building Code or a later edition.

Belle Glade's median home was built in 1979, close to the county figure of 1986. Homes of that age often carry older roofs, so confirm which code your roof was built to before assuming the exception applies.

About 12.8 percent of housing units here are mobile homes, against 2.8 percent countywide. Those roofs follow the HUD code, so ask the city building office how a repair is handled.

After the storm

Steps to take once a storm has passed, and where to turn for answers

  • Stay off a wet or damaged roof. Look from the ground for missing shingles, bent flashing and a loose ridge cap.
  • Check the attic and ceilings for stains or drips, and photograph them with the date.
  • Put a tarp or cover on open areas only from a ladder at the eaves, never by walking the roof.
  • Call your insurer or agent about what your policy covers. A new claim must reach your insurer within 1 year of the date the loss occurred.

Small patches may not need a permit at all, but that call sits with the City of Belle Glade Building and Permitting office. Ask them before any work begins.

Questions

Roof repair in Belle Glade: questions

What is the 15 year roof rule in Florida?

Once your roof reaches 15 years of age or more, you pay for an inspection by an authorized inspector, and your insurer must let that person examine it. The insurer may not refuse or non-renew you solely for age if the inspection shows 5 or more years of useful life left. For Belle Glade, where the median home was built in 1979, many roofs may be near that line. To learn how the rule applies to your own policy, ask your insurer or agent.

Do I need a permit to repair my roof in Belle Glade?

Florida code requires a permit to repair a building, with an allowance for ordinary minor repairs approved by the building official. That means a small patch in Belle Glade may or may not need one. Confirm with the City of Belle Glade Building and Permitting office before work starts, especially if the repair is large enough to approach the 25 percent limit.

Is Palm Beach County in the high velocity hurricane zone?

No. The Florida Building Code's High Velocity Hurricane Zone takes in Miami-Dade and Broward only, so Palm Beach County falls outside it. Belle Glade roofs follow the standard statewide code, including the 25 percent rule, rather than the stricter permit and product approval requirements used in those two counties.

Can a roofer handle my insurance claim?

Not in the way many people expect. Florida law bars roofing contractors from soliciting roof claims, offering anything of value for an inspection or claim, or advising on coverage unless licensed as a public adjuster. Direct any coverage questions to your insurer or agent. Since January 1, 2023, new policies also bar assigning post-loss benefits to a contractor.
