Codes and permits

What new roofing work in Atlantis has to meet

Atlantis is in Palm Beach County, and the county is not part of the zone that carries the strictest hurricane rules. Your roof work here follows the general Florida Building Code, which is the same code that governs the rest of the state outside Broward and Miami-Dade.

Plans filed here on or after the end of 2026 must follow the newer code edition. If your build is still in drawings, that filing date decides which edition your roof plans must meet.

Build details

Decking, underlayment and product approval for new roofs

The roof deck must be fastened with ring shank nails. Your roofer should be able to show the nail type used on the permit drawings. Roofing is a statewide product approval category, so the product numbers belong on the permit application.

  • Dry-in underlayment must follow one of three approved methods.
  • Shingle drip edge is nailed closer together where wind speeds are higher.
  • Unless testing shows otherwise, install tile only over sheathing that is solid.

You can check a product's approval number on the Florida Building Commission product approval search. Search by the FL number printed on the product paperwork.

Inspection order

Timing the roof against Atlantis inspections

Inspections come in a fixed order: foundation, framing, sheathing, exterior walls and soffit, then roofing, then final. The sheathing inspection can be done with the dry-in check or separately once all decking is fastened. Confirm the sequence with the Atlantis Building Department before work starts.

If you have not started the job within 6 months of the date the permit was issued, the permit is no longer valid. Work stopped for 6 months or more also invalidates it. Plan your roof crew around these dates so the permit stays active.

Questions

What is the new law in Florida about roofs?

Since July 1, 2025, Florida Statute 553.837 requires a builder to warrant a newly constructed home for 1 year against defects in equipment, material or workmanship that violate the Florida Building Code. Coverage does not extend to normal wear, settling, defects you caused yourself, or natural disasters. Confirm the terms with your builder in writing.

Can I use a private provider for my roof inspections in Atlantis?

Florida law lets the fee owner, or the contractor with written authorization, choose a private provider for plans review or building code inspections. Atlantis had 2,142 residents in the 2020 Census and 1,222 housing units in the latest survey, so many owners here will work through the city. Ask the Atlantis Building Department how private provider inspections are recorded on your permit.

Who can install a new roof on a home in Atlantis?

Only a roofing contractor holding a current roofing certificate or registration can install tile, metal, or membrane roofs, and a general contractor must hand roofing work to such a subcontractor unless it holds that credential itself. A builder's own crew may install asphalt or fiberglass shingles only on a new structure the builder constructed. Many homes in Atlantis are older, with the typical house dating to 1978 (margin of error plus or minus 2), so replacement work is common. Before you sign with any roofer, confirm their license status through the state.
