Roof inspections in West Little River, FL

In West Little River, 18.5 percent of residents are 65 or older, and many of them own homes in an area where 79.7 percent of housing predates 1980. A roof inspection tells you the covering's age, its remaining life and what an insurer's form will record.

Local housing

Why older homes here make inspections common

West Little River homes have a median build year of 1958, which is 22 years earlier than the county median of 1980 by our arithmetic. Of the 10,401 occupied homes, 5,883 are owner-occupied, so most roofs belong to people who pay for any inspection themselves.

Florida law draws the line at 15 years. A roof under 15 years old cannot be the sole reason an insurer refuses or declines to renew your policy. For an older roof, the insurer must let you hire an authorized inspector at your expense. If that inspector finds 5 or more years of useful life left, age alone cannot end your policy.

Mobile homes are 5.9 percent of housing units here. Senate staff note this section does not apply to mobile home policies, so ask your insurer how it treats yours.

Forms and checks

What insurer forms record about the roof

The roof section of the 4-point form records covering material, roof age, remaining useful life, date of the last roofing permit, full or partial replacement, overall condition and a damage list. Citizens requires a 4-point inspection for properties more than 20 years old, and with 79.7 percent of homes here built before 1980, most fall in that group.

  • Cracking, curling or cupping in the covering
  • Shingles shedding their granules until bare asphalt or felt shows through
  • Tabs or tiles that have gone missing, worked loose or cracked
  • Soft spots when the decking is checked
  • Leak marks on attic decking or on ceilings inside

A wind mitigation inspection is a separate visit, using form OIR-B1-1802. Because Miami-Dade County sits in the High Velocity Hurricane Zone, the form places your home in that category. It adds attic items you cannot see from the ground: deck attachment, roof-to-wall connections and a sealed roof deck. The form stays valid for up to five years if the structure does not change.

Timing

When a West Little River owner should order one

Good moments are a home purchase or sale, a roof-age letter from your insurer, and the days after a named storm. Hurricane Irma in 2017 left about 1,000 Miami-Dade homes with major damage, so a check after a hurricane warning like the one in 2019 for Dorian is reasonable too.

Claim notice has a deadline: 1 year from the date of loss for a new claim, 18 months for a supplemental one. For what your own policy covers, your agent or insurer is the one to ask. West Little River is unincorporated, so confirm permit questions with Miami-Dade County Regulatory and Economic Resources.

Questions

Roof inspections in West Little River: questions

Can my insurer drop me because my West Little River roof is 15 years old?

Not for age alone, if you act. Under Fla. Stat. 627.7011(5), the insurer must let you have an authorized inspector check a roof that is 15 years or older, at your expense. When that inspection finds 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely on the basis of age. With 79.7 percent of homes here built before 1980, this letter is common. Ask your insurer which inspectors it accepts.

Who counts as an authorized roof inspector in Florida?

Your insurer has to accept the inspector, and the person must fit one of several types. These include a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor, a professional engineer or an architect. The insurer may accept additional options as qualified too. Check acceptance with your insurer before you hire. In a place where 18.5 percent of residents are 65 or older, that call can save a second visit.

What is the 25% roof rule in Florida?

Unless the whole roof section is replaced, repairs, replacement or recovering may not exceed 25 percent of that section in any 12-month period. An exception applies if that roof itself was built, repaired or replaced under the 2007 Florida Building Code or later. Many homes here date to 1958 or earlier decades, but the roof may be newer. An inspection can document its age.

Does a roof inspection tell me about wind mitigation?

A wind mitigation inspection is separate and uses form OIR-B1-1802. Miami-Dade County sits in the High Velocity Hurricane Zone, so the form sorts your home by that zone. It records roof covering, deck attachment, roof-to-wall connections and a sealed roof deck. The form stays valid for up to five years if the structure does not change. How any credit gets applied is something to confirm with your insurer.
