Two lines are drawn by Florida Statute 627.7011(5). A policy cannot be refused or dropped solely for roof age while the roof is under 15 years. The 4-point form records covering material, roof age, remaining useful life, date of the last roofing permit, the percentage replaced and the condition. Citizens asks for that form on homes over 20 years old, a line that 90 percent of El Portal homes cross by their build year.

  • Look for missing or loose tabs or tiles, exposed asphalt or felt, granule loss, curling, and cracking.
  • Soft spots in the decking and visible leaks in the attic or on ceilings
  • Remaining useful life, which the forms record in years
  • Permit history for the last roof work

Order one when you buy or sell, when an insurer sends a roof-age letter, or after a storm. Does my El Portal roof need an inspection at 15 years?

No statute forces one at 15 years. The law gives you the option. Under Fla. Stat. 627.7011(5), an insurer must allow you to have an authorized inspector check a roof that is 15 years or older, at your expense. If the report shows 5 or more years of useful life left, the insurer may not refuse or non-renew you solely because of roof age. It records the covering material, roof age, remaining useful life, date of the last roofing permit, full or partial replacement and the percentage replaced, overall condition, and any damage.
