Surfside sits between the Atlantic and Biscayne Bay, with several multistory condominium buildings next to the beach. The Miami-Dade storm record shows what that exposure brings. Tropical Storm Eta in 2020 dropped 14.12 inches of rain near Biscayne Park and left streets underwater for days. Irma in 2017 put 4 to 6 feet of surge above ground along the bay side. Wind-driven rain finds weak spots first.
FEMA damage teams found that lost ridge vents expose large openings in the roof deck, and one example house had ceilings collapse though the only damage was ridge shingles and vent.
