About 1,000 Miami-Dade homes suffered major damage from Hurricane Irma in 2017, and a 74-kt gust was recorded at Opa-locka Airport. Ridge vents deserve a close look. FEMA found that losing one can open a large hole in the roof deck, and in its example house the ceilings collapsed though only ridge shingles and the vent were gone. Soffits have also performed poorly in hurricanes.

Leaks usually show up where the code requires flashing: wall and roof joints, changes of slope, and openings such as vent pipes. Check those spots first, along with cracked or missing tabs and soft decking.

The 25% rule

The Florida Building Code limits patching to 25 percent of a roof or roof section within any 12-month period. When repairs pass that mark, the whole roof or section must be replaced or recovered instead. This threshold is the main legal line between what counts as a repair and what counts as a replacement.

One exception matters here. If the roof itself was built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired part must meet the current code. The county cannot amend that exception. Because the year a home was built does not reveal which code edition its roof falls under, look at the roof's own permit record.

How old can a roof be before my insurer can act?

Florida law bars an insurer from refusing or non-renewing a homeowner policy solely because a roof is under 15 years old. When your roof is 15 years or older, your insurer has to allow an authorized inspector to examine it, at your expense. An insurer cannot decline or non-renew on age alone when the inspection finds 5 or more years of useful life remaining.
