What the 15-year roof rule means here

Florida Statute 627.7011(5) draws its line at 15 years. Age alone, when the roof is under that threshold, gives an insurer no grounds to decline or refuse to renew your homeowner's policy. Once the roof reaches 15 years, you may hire an authorized inspector at your own expense before the insurer requires a replacement.

Age cannot be the only basis for an insurer refusing or non-renewing you when a report documents 5 or more years of useful life remaining. This rule covers any policy that was issued or renewed on or after July 1, 2022. It does not reach mobile home policies, which are only 0.1 percent of housing units in Glenvar Heights.

Miami-Dade County is in the High Velocity Hurricane Zone, so the form sorts a home here under its own wind category. Form OIR-B1-1802, the current version, remains valid for up to five years as long as nothing material has changed.
