Why age matters on Olympia Heights roofs

By the Census figures, 96.5 percent of Olympia Heights homes were built before 1980, against 49.6 percent across Miami-Dade County. A home built in 1957 has almost certainly had its roof replaced, but the date and the work behind it are often unclear. Roof age is the first thing an inspection tries to pin down.

Under Florida Statute 627.7011(5), the cutoff for roof age is 15 years. A homeowner's policy cannot be refused or non-renewed by an insurer on the sole basis that the roof is younger than 15 years. Once a roof reaches 15 years or more, you can have an authorized inspector examine it at your own expense, and the insurer has to allow that. Age alone cannot justify a refusal when the inspection finds 5 or more years of useful life remaining.

Citizens Property Insurance draws its own lines. Shingle roofs older than 25 years, and hard roofs such as tile or metal older than 50, need documentation showing at least five years of remaining useful life. Your insurer or agent can tell you which rule applies to your policy.

What a roof inspection checks

The roof section of the 4-point form records covering material, roof age, remaining useful life, the date of the last roofing permit, and whether a replacement was full or partial. Citizens requires the 4-point inspection for properties more than 20 years old, which describes most homes in Olympia Heights. The inspector also looks for damage: cracking, curling, heavy granule loss, exposed felt, loose or missing tabs or tiles, soft decking, and leaks in the attic or on ceilings. Attach a separate set of photos to the report for every roof slope. For a wind mitigation form, the inspector also checks attic items you cannot see, such as roof-deck attachment and roof-to-wall connectors.

Miami-Dade sits in the High Velocity Hurricane Zone, so the strong wind provisions adopted after Hurricane Andrew apply to roofs here. Your wind mitigation form is valid for up to five years if nothing material changes, so a single inspection can serve more than one renewal.

Order one before you buy or sell, when an insurer's letter questions your roof's age, or after a storm. Hurricane Irma in 2017 left about 1,000 Miami-Dade homes with major damage, so older roofs here have been through real wind.
