New construction ยท Oakland Park
New construction roofing in Oakland Park, FL
Only 6.2 percent of Oakland Park homes were built in 2010 or later, so most of the city's roofs are older than the new builds a new roofing crew usually works on. If you are building or buying new here, the permit date and the code edition in force at that date decide what your roof must include.
Updated October 2026

Our workCode and permit timing
Your Oakland Park roof has to meet whichever code edition is in force when the permit is filed
The Florida Building Code's Eighth Edition, dated 2023, became enforceable on December 31, 2023. Applications filed on or after December 31, 2026 fall under the Ninth Edition, which goes live that day. Your permit date, not your move-in date, sets which edition your roof is checked against.
Broward is in the High-Velocity Hurricane Zone, so Oakland Park roofs also face the stricter HVHZ rules that no loose-laid ballasted roof is allowed on new construction and that new deck slope must be at least 1/4:12. Ask your roofer to show the edition and HVHZ section on the plans.
Inspections in order
Deck, underlayment and the inspections that check them
The city's permit and inspection office is the place to confirm the schedule. Required inspections run in order: framing after the roof framing is complete, sheathing as a dry-in check, then roofing for dry-in, insulation, roof covering and flashing, then final. Roof sheathing is fastened with ring-shank nails under the code's nail table.
- Dry-in underlayment: one of three approved methods must be used on shingle, metal and similar roofs.
- Drip edge at eaves and gables, fastened at 12 inches on center or closer where wind speeds are high.
- Tile only over solid sheathing, installed to the manufacturer's instructions.
Timing and who does the work
Scheduling the roof with the build
A permit expires if work does not start within 6 months of issue, or if work stops for 6 months. Schedule roof sheathing and dry-in before drywall starts, because the roof inspection must pass before interior work covers the framing.
If your job involves tile, metal, or membrane materials, the work has to be handled by a contractor holding certified or registered status. A general contractor may install asphalt shingles only on its own new building. Gutters and downspouts are required on eaves under 6 inches, and downspouts must discharge at least 1 foot from the wall.
Questions
New construction roofing in Oakland Park: questions
Which building code applies to a new roof in Oakland Park?
The edition in force on the permit application date applies. December 31, 2023 is the date the Eighth Edition of the 2023 code started governing projects. Any permit filed from December 31, 2026 onward will be reviewed against the Ninth Edition. Broward County is in the High-Velocity Hurricane Zone, so the stricter HVHZ rules also apply. Confirm the edition with the city's permit office before you sign a contract.

What inspections does a new roof need in Oakland Park?
Inspections run in code order: framing, sheathing as a dry-in check, roofing for dry-in and covering, then final. Sheathing must be fastened with approved ring-shank nails. The roof inspection must pass before interior finishes cover the framing. Use the city's permit access page to book each inspection.

Do I need a licensed roofer for a new house in Oakland Park?
Yes. Tile, metal and membrane roofs on a new house in Oakland Park must be installed by a certified or registered roofing contractor. A general contractor may install asphalt shingles only on a new building it constructed itself. A general contractor certified after 1973 may not advertise as a roofer without that roofing certification or registration. Many homes in the city were built around 1972, so older roofs there often need the same qualified attention when they are replaced.

Does a new roof in Oakland Park come with a builder warranty?
Since July 1, 2025, Florida Statute 553.837 requires a builder to warrant a newly built home for 1 year against code-violating defects in equipment, material or workmanship. The warranty excludes normal wear, settling, owner-caused defects and natural disasters. Read the builder's written terms and ask what they cover before closing.
