Roof inspections in Haverhill, FL

Residents 65 and older make up 11.9 percent of Haverhill, and 77.5 percent of occupied homes are owner-occupied, so most roof decisions here belong to the person who lives under it. A roof inspection tells you its age, its remaining life and what an insurer will ask next.

Housing age

What is the likely age of roofs in Haverhill

Haverhill's median home was built in 1984, close to the county's 1986. Homes built before 1980 make up 43.4 percent of the housing here, against 33.5 percent across Palm Beach County. That suggests many original roofs are well past 15 years, or have been replaced at least once.

Almost all of it is single-family: 86.7 percent of units are detached houses, and none are mobile homes. That means a roof inspection here is nearly always a look at a shingle, tile or metal roof on a house with its own attic.

Insurer rules

What the 15-year rule and the 4-point form ask about your roof

Florida Statute 627.7011(5) bars an insurer from declining to issue or renew a policy only because the roof is under 15 years old. After a roof hits the 15-year mark, the insurer has to allow you to bring in an authorized inspector, paid for by you. Should the inspector find at least 5 years of useful life remaining, the roof's age by itself cannot justify a refusal or non-renewal.

The roof section of the 4-point form records the covering material, roof age, remaining useful life, last permit date, percent replaced and overall condition. Citizens asks for a 4-point inspection on homes more than 20 years old. Proof of five years of remaining life is also something it asks for when a shingle roof is more than 25 years old.

For details on what your own policy covers, ask your insurer or agent. An inspector reports the roof's condition, not your coverage.

Before you call

Inspection scope, and the right time to schedule one

An inspector looks for cracking, curling, heavy granule loss, exposed felt, missing or loose tabs or tiles, soft decking and leaks in the attic or on ceilings. The wind mitigation form adds attic items you cannot see from the ground, such as deck nailing and roof-to-wall connectors.

  • Buying or selling a Haverhill home, so the roof's age and remaining life are on paper.
  • Getting an insurer letter about roof age, which can trigger the 15-year inspection right.
  • After a storm. Hurricane Irma in 2017 put 2 to 4 feet of surge along the coast of Palm Beach County, and wind effects reach inland roofs too.

If the inspection leads to repair work, the town's Building Department handles roof permits. Confirm what that office currently requires before any work starts.

Questions

Roof inspections in Haverhill: questions

Does Florida law let me get my own roof inspected if my insurer questions its age?

Yes, once the roof is 15 years or older. Under Fla. Stat. 627.7011(5)(c), the insurer must allow you to have an authorized inspector check it, at your expense, before requiring replacement. If the inspector finds 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely for age. With 43.4 percent of Haverhill homes built before 1980, many owners may meet this rule.

What does the roof section of a 4-point inspection record?

It records the roof covering material, roof age, remaining useful life, date of the last roofing permit, whether the roof was fully or partly replaced and by what percent, and overall condition. Photos of each roof slope can let it stand in for Citizens' separate roof inspection form. Citizens requires the 4-point form on properties more than 20 years old, and Haverhill's median home dates to 1984.

Who counts as an authorized inspector in Florida?

The insurer must approve the inspector, who can be a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer, an architect, or anyone else the insurer recognizes as qualified. The median home in Haverhill was built in 1984, so many roofs here are old enough to draw closer scrutiny from an insurer. Ask your insurer or agent whom they accept before you hire anyone for your Haverhill home.

How long is a wind mitigation inspection valid in Haverhill?

Form OIR-B1-1802 (Rev. 04/26), the current version, stays valid for up to five years provided the structure has had no material changes and the form contains no inaccuracies. It records items such as roof deck attachment, roof-to-wall connection, roof shape and opening protection. Palm Beach County is outside the High Velocity Hurricane Zone, so the design wind region comes from the ASCE 7-22 wind speed for your address.
