How hard it rains on Miami Beach and what it means for gutters
The 10-year, 5-minute figure is the number gutter sizing starts from. A 1-hour rain in a 10-year storm falls at 3.35 inches an hour, and a 100-year storm produces 5.2. Over 24 hours, a 10-year storm drops 8.17 inches, and a 100-year storm drops 14.3. The short bursts set the gutter size, and the long totals set how much water your lot has to handle over a day.

Miami Beach sits on barrier islands where water covers 49.5 percent of the total area. Much of the ground around a house is paved or built over, so less rain soaks in. That suggests more of each storm runs off the roof and onto the lot. Older systems on these lots are often the first to overflow.
Code and discharge
Downspout discharge and the code rule behind it
Florida's residential code requires gutters with downspouts on buildings whose eaves project less than 6 inches, with exceptions at gable end rakes and where a roof sits above another roof. Each downspout has to end at least 1 foot out from the wall. The code allows that distance to be met with underground piping, tail extensions or splash blocks.
Sizing also depends on the downspout. A 3 by 4 1/4 inch or 4 inch round downspout carries 192 gallons per minute, and a 4 by 5 inch or 5 inch round carries 360. Add half the area of any wall that sheds rain onto the roof when you size the system. Walls that face the storm often add more water than the roof alone.
Debris and drainage
Leaves, trees and where the water goes on your lot
Southern live oaks in Florida are semi-evergreen and drop litter all year. Pollen from oaks and pines peaks in March and April, and the autumn pine-needle drop runs through November. Those are the months to clean the gutters, along with the time before the June to November hurricane season. Clogged gutters overflow and can damage the fascia and foundation.

- Clean more often if a heavy tree canopy hangs over the roof.
Discharge should move water well away from the foundation. If the downspout empties beside the house, the water will sit against the wall. Your insurer and your roofer can both explain what they need to see on the water path. Confirm local rules with the City of Miami Beach building office.

How big should gutters be for a Miami Beach house?
Size them from the 5-minute, 10-year rain rate of 10.8 inches an hour, not from a light rain chart. The plumbing code sizes horizontal gutters from the roof flow rate. A 6-inch half-round at a 1/8 inch per foot slope carries 110 gallons per minute, about 49 percent more than a 5-inch half-round. A roofer or your building office can check the size against your roof area.

Where does my downspout need to empty?
The residential code requires each downspout to discharge at least 1 foot from the sidewall. On a Miami Beach lot with 49.5 percent of the area under water, the discharge point matters, since water left by the foundation has little ground to soak into. Underground piping, a tail extension or a splash block can each meet the rule. Ask the City of Miami Beach building office which method it expects on your permit.

How often should I clean gutters under oak and pine trees?
Clean them at least twice a year, in spring and fall, and more often under heavy tree cover. Oak litter and pollen peak in spring, and pine needles fall most in autumn. Tower Hill Insurance Group, a Florida insurer, notes that clogged gutters can cause water damage, mold, roof damage, pests and foundation problems. On Miami Beach, storm season runs June 1 to November 30 and peaks around September 10, so a cleaning before June and another in late autumn covers both the oak pollen and the pine-needle drop.

Gutter hangers are designed for uplift, and a hidden-hanger maker recommends 16-inch spacing for added uplift resistance in storm-prone areas, with aluminum clips in salt air. Miami Beach is a coastal barrier island, so ask the installer what spacing and hanger type they plan to use. Ask your insurer what it wants to see on the gutter system.
