Roof inspections in Country Club, FL
Mobile homes make up only 0.3 percent of the housing units in Country Club, so almost every roof here follows the Florida Building Code. The median home was built in 1988. A roof that is 15 years or older gives your insurer a reason to ask questions, and an inspection answers them.

Housing age
How old are the roofs in Country Club?
The median home here was built in 1988, newer than the Miami-Dade County median of 1980. Only 19.4 percent of local homes predate 1980, against 49.6 percent countywide. A house is not a roof, so this proves nothing about yours. It does suggest that many original roofs were replaced at least once, and you should check your own permit history.
Another 46.1 percent of housing units sit in buildings with 10 or more units. Those roofs are usually owned by an association, so ask your board for the roof age, the last permit and any recent inspection report.
Only 45.7 percent of occupied homes are owner-occupied, so many tenants live under roofs they do not control. If you rent, send leaks and stained ceilings to your landlord in writing.
15-year rule
Florida law has specific provisions for any roof that has reached 15 years of age
Under Fla. Stat. 627.7011(5), an insurer cannot refuse or non-renew a homeowner's policy solely because the roof is under 15 years old. After the 15th year, your insurer has to permit a roof check by an authorized inspector you hire yourself. A result showing 5 or more years of useful life left blocks a refusal or non-renewal based only on age.
The statute names who counts as an authorized inspector: insurer-accepted home inspectors, building code inspectors, roofing contractors, engineers and architects. Before you pay anyone in Country Club, ask your insurer or agent whether that person is on its accepted list.
Citizens Property Insurance sets a separate line. It wants proof of five years of remaining life for shingle roofs past 25 years and for tile or metal roofs past 50 years. For homes over 20 years old it also requires the 4-point inspection, which includes a roof section.
Inspection scope
Ordering an inspection makes sense at certain points, and the visit covers a set list of items
The 4-point roof section records covering material, roof age, remaining useful life, last permit date, and overall condition. The damage list includes cracked or missing tiles, curling, granule loss, soft decking and attic leaks. Your inspector should photograph each slope.
- Buying: order the inspection before closing, since the roof may decide whether you can get a policy.
- Selling: a current report on remaining life answers a buyer's insurer early.
- Insurer letter: have an authorized inspector assess the roof, as the 15-year rule allows.
- After a storm: Miami-Dade County had a hurricane warning for Dorian in 2019 and Irma damage in 2017, so check for lifted or missing covering.
For permit history, ask Miami-Dade County Regulatory and Economic Resources, Building & Permits, which issues roof permits for this unincorporated area. Because the county is in the High Velocity Hurricane Zone, the roof covering and its attachment get close scrutiny.
Questions
Roof inspections in Country Club: questions
Does Florida require a roof inspection when a roof is 15 years old?
The law does not order an inspection at 15 years. It protects your right to one. Under Fla. Stat. 627.7011(5), your insurer must let an authorized inspector check a roof that is 15 years or older, at your expense. With the median Country Club home built in 1988, many owners will meet that line. Ask your insurer or agent which inspectors it accepts.

What does the roof section of the 4-point inspection cover in Country Club?
It records the covering material, roof age, remaining useful life, date of the last roofing permit, full or partial replacement, overall condition and any damage. With photos of each slope it can replace the separate roof form. Citizens requires the 4-point for homes over 20 years old, and the median home here was built in 1988. Ask your insurer whether yours is needed.

Who can sign a roof inspection for my insurer?
The statute lists home inspectors, building code inspectors, roofing or general contractors, engineers and architects, subject to your insurer's acceptance. Citizens uses its own roof form with a narrower signer list. With 46.1 percent of Country Club units in buildings of 10 or more units, an association may already hold a report. Confirm the signer with your insurer first.

Do mobile home roofs in Country Club follow the same rules?
Mobile homes are only 0.3 percent of housing units here, so few roofs are affected. Their rules come from the HUD code and not from the Florida Building Code. Senate staff note the 15-year roof rule does not apply to mobile home policies, and Citizens still requires a 4-point inspection for mobile home applications on properties over 20 years old. Ask your agent.
