The inspector also lists damage: cracking, curling, granule loss, exposed felt, loose or missing tabs or tiles, soft decking and visible leaks in the attic or on ceilings.

Citizens asks for the 4-point inspection once a property passes 20 years of age. It also wants proof of five remaining years for soft roofs such as shingle past 25 years, and for hard roofs such as tile or metal past 50 years. In a town where 74.3 percent of homes predate 1980, many owners will meet that age line when they apply.

A separate wind mitigation form, OIR-B1-1802, checks attic items you cannot see from the ground: roof deck attachment, roof-to-wall connectors and any sealed roof deck. Broward is in the High Velocity Hurricane Zone, so the form uses the HVHZ category. The state says the form is good for up to five years unless the structure changes.
