Gutters in Orlando, FL

NOAA Atlas 14 puts a 10-year, 5-minute downpour at 8.87 inches an hour at its point inside Orlando's city limits, and Orlando International Airport averages 51.45 inches of rain a year. Gutters in Orlando, FL have to be sized for that burst, not for the average, or they overflow at the moment the roof sheds the most water.

Local know-how

Orlando's rain, by the burst and by the season

Orlando gets about 12 more inches of rain a year than Seattle, and it comes in a rush: June through September brings about 57% of the annual total, and June through August alone about 45%. NOAA's 1991-2020 normals put Orlando International at 51.45 inches a year and 23.20 inches in June through August, with Orlando Executive close behind at 51.47.

Water covers 6.9% of Orlando's total area, and the downspout rule exists for the ground beside your house: Florida's code requires downspouts to discharge at least 1 foot from the wall, by underground pipe, tail extension or splash block. The rule sits in the code's termite-protection section.

Sizing

Sizing a gutter for 8.87 inches an hour

Florida's plumbing code sizes gutters by the flow coming off the roof. Its table rates a 6-inch half-round gutter at 1/8 inch of fall per foot at 110 gallons a minute, and a 5-inch at 74. SMACNA's conversion says 96.15 square feet of roof under 1 inch an hour of rain makes 1 gallon a minute. Run Orlando's numbers, 110 × 96.15 ÷ 8.87, and a 6-inch half-round serves about 1,190 square feet of roof plan area in the 5-minute burst. At the code's 100-year, 1-hour rate here, 3.92 inches an hour, the same gutter serves about 2,700. Steep roofs count as more area: the pitch factor climbs from 1.00 on low slopes to 1.30 at 12 in 12.

Downspouts carry the load down. The plumbing code rates a 3-inch round leader at 92 gallons a minute and a 4-inch round at 192, so a 6-inch half-round running full, at 110, outruns one 3-inch downspout and needs a 4-inch leader or a second outlet. Florida's residential code also requires gutters with downspouts on any house whose eaves project less than 6 inches, except at gable rakes or where one roof drains onto another.

Questions

Gutters in Orlando: questions

Do I need a permit to install gutters in Orlando?

Ask before you assume. Florida's building code requires a permit to construct, alter or repair a building, and lets ordinary minor repairs proceed without one only with the building official's approval. For an address inside city limits, that official is at City of Orlando Permits & Inspections; for unincorporated Orange County, it is the Division of Building Safety, through its Fast Track portal. Describe the job, whether new gutters, downspouts or fascia work, and ask whether it needs a permit before anyone hangs a bracket.

Are gutter guards worth it under Orlando's trees?

A guard shortens the cleaning list for an Orlando roof; it does not erase it. Consumer Reports' 2010 tests found fine-mesh screens outperformed screens with larger holes, inserts performed poorly, and even the top-scoring screen was only middling at containing a severe downpour. Mesh may still need brushing in high-pollen areas, and Florida's pollen season runs from January to June, peaking in March and April. With 23.20 inches of rain falling at Orlando International from June through August, how a guard handles a downpour matters as much as how it handles leaves.

Why do my Orlando gutters overflow in summer storms?

Either the burst outruns the gutter or its outlet, or debris has narrowed them. Florida's plumbing code rates a 5-inch half-round gutter at 74 gallons a minute at 1/8 inch of fall per foot; at Orlando's 10-year, 5-minute rate of 8.87 inches an hour, that covers only about 800 square feet of roof plan area per run. A Florida home insurer recommends cleaning gutters at least twice a year, and more often under overhanging trees. Orlando International's June-to-August normal is 23.20 inches, so summer is when an undersized or clogged run shows itself.
