What is the 25% roof rule in Florida?

The rule limits repair, replacement or recovery to no more than 25 percent of the roof area in any 12-month period unless the whole roof is replaced. A roof built to the 2007 Florida Building Code or later can qualify for an exception that covers only the repaired part. Confirm which exception applies to your roof with the Town's building office, since a local government may not change this exception by ordinance.

What is the new law in Florida about roofs?

Under Florida Statute 553.837, effective July 1, 2025, a builder must cover a newly built home for one year against equipment, material, or workmanship defects that break the Florida Building Code. It excludes normal wear and tear, settling and damage from a natural disaster. Your builder or your attorney can explain how the warranty applies to a specific home.
