Gutters in Jasmine Estates, FL
A 5-minute downpour in a 10-year storm reaches 9.94 inches an hour in Jasmine Estates, and the 100-year burst hits 13.5. Gutters here must move water fast. That sets the gutter size, the downspout count and how far the water lands from your wall.

Local rainfall
Gutter size depends on rainfall intensity and the effect it has on flow
A brief downpour counts for more than the total that falls across a whole day. A 10-year storm drops 2.89 inches in one hour, and a 100-year storm drops 4.04. Nearby Saint Leo averages 53.46 inches a year, with 24.72 inches falling from June through August. Most of your gutter work happens in those three months.

Sizing follows the flow the roof sheds. The plumbing code rates a 5 inch half-round gutter at 74 gpm and a 6 inch at 110 gpm at the same slope. Going by our arithmetic, a 6 inch gutter moves roughly 49 percent more water. A 2 1/2 by 3 inch downspout handles 92 gpm, so a long run of roof needs more than one.
Which design basis you pick can shift the answer considerably. Sizing on a 5-minute, 10-year burst can give less than half the roof area per gutter that a 1-hour, 100-year basis gives. Ask any installer which rainfall rate they sized to, and ask for the gutter size in writing.
Code rules
Downspout rules and where the water goes
Florida Building Code Residential R318.5 requires gutters with downspouts when eaves project less than 6 inches, except at gable rakes or a roof above another roof. Downspouts must discharge at least 1 foot from the sidewall, by buried pipe, tail extension or splash block.
That rule fits Jasmine Estates because 53 percent of homes here were built before 1980. Many older houses have short eaves, and the housing units number 10,150. This suggests some downspouts there still empty at the foundation. Check yours against the 1 foot minimum.
Water can also overload a lot when the ground is saturated. Hurricane Hermine in 2016 left 15.40 inches measured 2 miles NNE of Port Richey, and the Anclote River crested at 25.08 feet. Pointing downspouts away from the house and off a neighbor's line limits pooling.
Debris and upkeep
Leaves, pine needles and cleaning times
Oaks drop leaves and pollen from January to June, peaking in March and April. Most pine needle drop happens between September and November. A sensible rhythm is late April to May, before the June storm season, and again after the autumn needle peak.
Metal or approved plastic gutters must be fastened with corrosion resistant hardware under R903.4.2. In storm-prone areas, one hanger maker recommends 16 inch spacing instead of 24. The 2016 EF0 tornado damaged 25 homes here, mainly pool cages, roofs, garages and carports, so loose gutters are worth checking after a storm.
Rain on your roof
Preset: 7.18 inches, the 10-year 24-hour rain (NOAA Atlas 14 at Jasmine Estates).
8,946 gallons run off that roof, all of it toward the gutters and downspouts.
Math: square feet ร inches ร 0.623 gallons.
Questions
Gutters in Jasmine Estates: questions
What size gutters does a house in Jasmine Estates need?
It depends on roof area and the rainfall rate used. Jasmine Estates sees 9.94 inches an hour in a 5-minute, 10-year burst. A 6 inch half-round carries 110 gpm and a 5 inch carries 74 gpm at 1/8 inch per foot slope. Long roof runs often need the larger size and extra downspouts. Ask the installer to show the roof area and the rate used.

How far must a downspout drain from my house?
Florida Building Code Residential R318.5 calls for a gap of at least 1 foot from the structure sidewall. You can meet it with buried piping, tail extensions or splash blocks. In Jasmine Estates, 53 percent of homes predate 1980, so older downspouts that empty at the foundation are worth checking.

How often should I clean gutters in Pasco County?
Twice a year is the common minimum, spring and fall, and more often under oaks or pines. Expect pine needles to peak between September and November, with oak pollen following its own peak in March and April. Saint Leo normals show 24.72 inches of rain from June through August, so clear them before that season starts.

Do gutter screens stop all clogs?
No. Consumer Reports found fine-mesh screens beat coarse ones, but even the top screen was only middling in a severe downpour. With 2.89 inches an hour falling in a 10-year storm here, expect some cleaning even with screens, especially in high-pollen months.
