Leaks follow the places where the code requires flashing: wall and roof meetings, changes of slope, and openings such as vent pipes and chimneys. On a house from the 1940s or 1950s, those metal joints are often the oldest part of the roof. Check them first.

Ridge vents deserve a look too. FEMA documented a house whose ceilings collapsed even though the only roof damage was lost ridge shingles and ridge vent. Missing vents leave large openings in the deck.

There is one exception. Roofs built, repaired or replaced to the 2007 Florida Building Code or a later edition only need the repaired portion brought up to current code. A roof that old would be a fairly recent job on a 1949-era house, so ask your contractor to confirm it from permit records.

Anywhere in the High Velocity Hurricane Zone, any work on a roofing component needs a permit, and that includes repair and maintenance. Confirm the process with the Village of Biscayne Park building and permits office.

  • Photograph ceiling stains, missing shingles and debris before moving anything.
  • Stay off a wet roof. Look from the ground for lifted ridge caps, bare spots and loose flashing.
  • Place a tarp only if you can do it from the ground or a stable ladder.
  • Keep records. Your insurer must receive a new claim within 1 year of the date of loss.

Florida law bars a roofer from advising you on coverage, so ask your insurer or agent what your policy pays. Hurricane season runs from June 1 to November 30, with the peak arriving on September 10.

Age alone cannot be the reason for a refusal or non-renewal when that inspection finds 5 or more years of useful life remaining. Why did my roof leak after Eta in 2020?

Eta dropped 14.12 inches of rain near Biscayne Park, and standing water closed streets in northern Miami-Dade County for days. That much rain finds failed flashing, open vent joints and worn valleys. FEMA also found that damaged roof coverings are a primary source of water intrusion after storms. A roofer should check flashing at walls, pipes and slope changes first.
